Sustainable Solutions for Your Home: Eco-Friendly Exterior Maintenance Practices

Our homes, havens of comfort and security, also play a significant role in our environmental footprint. Did you know that residential buildings account for nearly 20% of energy-related carbon dioxide emissions in the United States? At Polar Bear Exterior Solutions, we believe that sustainable exterior maintenance is crucial for minimizing this impact. We’re dedicated to helping homeowners create beautiful, high-performing homes that are also environmentally responsible. Sustainable exterior maintenance encompasses using eco-friendly materials, implementing energy-efficient practices, and prioritizing long-term durability in all aspects of home upkeep, from roofing and siding to landscaping and cleaning. It’s about making conscious choices that reduce our environmental footprint while enhancing the comfort and value of our homes. This commitment to sustainability is not just about environmental responsibility; it’s a smart investment. Sustainable practices benefit both the environment and homeowners through cost savings on energy bills, increased property value due to eco-friendly features, and improved health thanks to better indoor air quality and reduced exposure to harmful chemicals. Environmental Benefits: Reduced Carbon Footprint: The building industry is a significant contributor to greenhouse gas emissions. Manufacturing processes for materials like concrete and steel are energy-intensive. Choosing sustainable alternatives, such as reclaimed wood or recycled materials, directly reduces your home’s carbon footprint. Consider the lifecycle of your building materials – from sourcing and manufacturing to transportation and disposal – and opt for options that minimize their environmental impact. Conservation of Natural Resources: Our planet’s resources are finite. Sustainable practices help conserve these resources. For example, using recycled asphalt shingles diverts waste from landfills while reducing the need to extract virgin materials. Similarly, sourcing wood from forests certified by the Forest Stewardship Council (FSC) ensures responsible forestry practices and helps protect our forests. Minimized Pollution: Traditional paints, sealants, and cleaning products often contain volatile organic compounds (VOCs) and other harmful chemicals that pollute the air, water, and soil. Switching to low-VOC or zero-VOC products and eco-friendly cleaning solutions minimizes pollution and creates a healthier environment for your family and the wider community. Economic Advantages: Lower Energy Bills: Sustainable exterior maintenance translates to significant energy savings. Proper insulation in walls and attics, energy-efficient windows with low-E coatings, and reflective roofing materials all contribute to reducing heat transfer, keeping your home cooler in summer and warmer in winter. This directly translates to lower heating and cooling costs. Increased Property Value: As awareness of sustainability grows, homebuyers are increasingly seeking eco-friendly homes. Features like solar panels, energy-efficient appliances, and sustainable landscaping can significantly enhance your home’s appeal and potentially increase its market value. Reduced Long-Term Maintenance Costs: Sustainable materials are often chosen for their durability and longevity. For instance, fiber cement siding resists rot, insects, and fire, requiring less maintenance and replacement compared to traditional wood siding. This durability translates to cost savings over the lifespan of your home. Health and Well-being: Improved Indoor Air Quality: Many conventional building materials and finishes release volatile organic compounds (VOCs) into the air, which can negatively impact indoor air quality and contribute to respiratory problems. Choosing low-VOC or zero-VOC paints, sealants, and adhesives creates a healthier indoor environment for your family. Proper ventilation also plays a crucial role in maintaining good indoor air quality. Reduced Exposure to Harmful Chemicals: Switching to eco-friendly cleaning products and avoiding the use of pesticides and herbicides in your yard reduces your family’s exposure to harmful chemicals, promoting better health and well-being. Connection to Nature: Sustainable landscaping practices, such as planting native species, creating green spaces, and incorporating elements like green roofs, foster a connection to nature. Studies have shown that spending time in nature has numerous benefits for both mental and physical health, reducing stress and improving overall well-being. Your roof is your home’s primary defense against the elements, and choosing a sustainable roofing solution is a crucial step in creating an eco-friendly and high-performing home. Several options are available, each with its own set of benefits and considerations. Recycled Asphalt Shingles: A Sustainable Second Life Recycled asphalt shingles offer a compelling blend of sustainability and performance. Composition and Manufacturing: These shingles are made from recycled asphalt, fiberglass, and other reclaimed materials, significantly reducing the amount of waste sent to landfills. The manufacturing process is similar to that of traditional asphalt shingles, but with the added benefit of utilizing recycled content. Durability and Performance: Recycled asphalt shingles often perform comparably to traditional shingles in terms of durability and weather resistance. Many manufacturers offer warranties that are similar to those for standard shingles, giving homeowners confidence in their investment. Cost Considerations: The cost of recycled asphalt shingles is generally comparable to, or sometimes slightly higher than, traditional asphalt shingles. However, the environmental benefits and potential long-term savings make them an attractive choice for eco-conscious homeowners. Example: A homeowner in the Pacific Northwest replaced their old roof with recycled asphalt shingles. They not only reduced their environmental impact but also qualified for a local rebate program, making the project even more cost-effective. Metal Roofing: Durability and Efficiency Combined Metal roofing is known for its exceptional longevity and energy efficiency. Types of Metal Roofing: Several types of metal roofing are available, including steel (durable and cost-effective), aluminum (lightweight and corrosion-resistant), and copper (a premium option with a distinctive aesthetic and long lifespan). Benefits: Metal roofs offer exceptional longevity, often lasting 50 years or more. They are highly reflective, reducing solar heat gain and lowering cooling costs. Metal is also a recyclable material, further enhancing its sustainability. Aesthetics and Design Options: Metal roofing is available in a wide range of styles, colors, and finishes, from sleek standing seam to traditional shingle-style designs, allowing homeowners to achieve their desired aesthetic. Cost Analysis and ROI: While the initial cost of metal roofing is higher than asphalt shingles, its long lifespan and energy efficiency can result in a strong return on investment over time. Solar Roofing: Generating Clean Energy at Home Solar roofing solutions offer the opportunity to generate clean energy directly from your roof. Solar Shingles vs. Traditional Solar Panels: Solar shingles integrate

Why Do Roofs Fail?

Replacing a roof can be an expensive and time-consuming endeavor. But when done correctly by a roofer in Mukilteo or Seattle, it is worth the effort as you will have a secure roof over your head for years to come. Before embarking on this task, it’s important to understand why roofs fail to avoid similar issues in the future. Here are some of the most common reasons for roof failure that should be considered before beginning exterior replacement work in areas like Mukilteo and Seattle, WA.

When It Rains, It Pours: Signs You Need to Replace Your Old Leaky Roof Before It Gets Worse

Man fixing a leaky flat roof

Cut to movie scene inside an abandoned cabin. Water pours in streams from the roof onto the floor and into buckets. It’s wet everywhere, and the outside rain isn’t helping. That’s what you might see if you let your old leaky roof continue to leak without replacing it. It doesn’t have to get as far as that movie scene at all. In fact, there are plenty of telltale signs that your roof is leaking, and you need to fix it now. Trickles of Water Down a Wall Unless you’re looking for it, or you hear it, you might not see this sign. Tiny beads of water or thin little rivulets running down a wall are a sign that your roof is probably exposed and not likely to prevent water from entering the home. It also means that your gutters aren’t quite doing their job. If you find a puddle of water on the floor you can’t explain and it leads back to the water coming down the wall, your roof is definitely in trouble. Bubbles Under the Paint on the Ceiling Whether dry or wet, these bubbles are obvious. They start out small and then grow to the point where it looks like your ceiling is going to pop in several places. It means that there is a lot of moisture in the attic above these areas and the water is seeping down through the wood and sheet rock to the paint level. What you don’t see is just how much water is in the attic space above these ceiling bubbles. It’s extremely likely that the size of the water puddles up there are several inches to several feet across! The really troubling thing is that when these paint bubbles on the ceiling cannot hold another drop of water, they burst. Then the water coming in through the roof has a direct line through to the floor in your home below. Whenever there’s a really heavy rainstorm, no number of buckets, pots, or pans will keep the water off the floor.  Discoloration From Water Damage Some walls and ceilings never show paint bubbles or trickles of water. Instead, they just show you big, brownish rings. This is water damage, and it will continue as long as the roof isn’t replaced or fixed. In some ways, water damage is worse than the other signs mentioned because it means that there is already a lot of rot. Not only will you have to replace the roof at this point, but you will also have to pull out all of the areas of water damage and replace all of the walls and ceiling areas too.  Another form of water damage is colored black and is mottled. This is definitely NOT something you want to see because it means that the water damage has turned to mold and mildew. You are staring at dangerous mold and mildew and not just water damage. Now you will need a mold remediation specialist and not just a roofing contractor so that the mold spores don’t spread while the roof is being replaced.  Walls and Ceilings That Squish When You Push on Them This is one sign that tends to creep out a lot of people. There doesn’t appear to be any other sign that there’s a roofing leak or water damage. There’s just these areas in the walls or on the ceilings that squish when you press on them. They are extremely soft, and if you press too hard, your finger goes right through. You can feel how much cooler to the touch these spots are, and how very wet they feel when pressed. If you don’t see signs of water damage or leaking water yet, it will follow after these soft spots collapse. Peeling and Cracking Paint or Plaster All houses have plaster and/or paint on the walls and ceilings. If the paint or plaster just starts cracking for no apparent reason, it might be your leaky roof. Structural issues develop as a result of rotting trusses and rotting wood in your attic. The weight of the waterlogged wood and trusses pulls downward on the house under it. The pressure causes the plaster to crack, which in turn causes the paint to crack and peel. A roofing contractor needs to get up on your roof and into your attic right away to see how bad it is.  Contact Polar Bear Exterior Solutions today to find out how bad your leaky roof is and get a quote to replace your roof!

4 Ways Roofing Systems Benefit From Underlayment

Installing a new roof on a house

Your roof is composed of different layers that work together to protect your home from harsh weather elements. One of its integral yet unnoticed layers is the water-resistant material called the underlayment. This layer is placed directly on a roof deck underneath other roofing materials and keeps your home and decking safe from leaks and wind damage.

Asphalt Shingle Misconceptions and The Truth Behind Them

Close up of roof shingles

Asphalt shingles didn’t become one of the most popular roofing materials for no reason. They provide exceptional beauty and protection against the elements while being very cost-effective compared to other materials. It won’t be hard to find a shingle that complements your home style because they’re available in many different colors and textures.

What Really Happens During a Roof Evaluation?

What Really Happens During a Roof Evaluation

What Really Happens During a Roof Evaluation? It is important to schedule professional roof evaluations to keep your roof in perfect shape. Roof evaluations can be preventative maintenance by assessing the roof venting, flashing, and shingles. You learn about current hazards, potential problems with your roof, and how to mitigate them. Here is the 4-step roof evaluation process. 1.Interior Inspection A roof evaluator starts from the house interior. They will look out for any signs of roof damage not visible from the outside. The inspector checks the ceiling, attics, and walls throughout the house interior. Signs of water damage caused by a leaking roof include water stains, mold, wood rot, holes in walls or ceilings, and light coming from the ceiling into the attic. 2.Structural/Exterior Inspection The evaluator checks the perimeter of the house and the roof overhangs for signs of water damage. They check the angled and level surfaces that could compromise your roof and how well the general roof system is holding up. Signs of a sagging roof include cracked or rotted rafters, sagging ceiling, damaged or missing collar, and rater ties. Tilting or leaning exterior walls also indicate a sagging roof.  3.Material Inspection Material inspection focuses on the roofing materials. The roof evaluator checks the shingles, flashing and venting. They will check them for any damage, rust stains, water, or moss blemishes. The evaluation also includes checking the flashing beneath the roofing materials for any cracks, leaks, or pests.  Other things to look out for on the roof include clogged roof valleys, gutters, and debris. The inspector checks all roof penetrations like plumbing and attic vents, fans, pipes, and chimneys for failing or cracked seals. They can pinpoint raised roof planes and lifted overlaps at this stage.  4.After the Evaluation In some instances, it might not be possible for roof evaluator to get on the roof using a ladder. This is to prevent breaking delicate roofing material or a house with a risky pitch or height. However, there are different techniques to check the roof, such as using a drone or checking the perimeter shingles. After the evaluation, they can provide an idea of the remaining life of your roof and a replacement estimate if necessary.

The Top 3 Worst Enemies of Your Roof

Even in newer homes, unforeseen roof problems can happen. To detect damage in its early stages, it is essential to keep an eye on your roof. Early damage detection allows you to have the issue fixed and perform needed maintenance before the issue grows worse and more expensive. Here are three roof-related threats of which to be aware.

A Leaky Roof Is a Structural and Financial Liability

A Leaky Roof Is a Structural and Financial Liability

A leaky roof can cause serious damage to your property or, worse, the convenience of your home. A leaky roof is often incorrectly thought to be just a cosmetic defect and not an actual problem. Depending on the severity, repairs can cost thousands of dollars. So it’s important to understand what causes this common issue and how you can prevent it before repair becomes necessary. The following are some of the biggest dangers of a leaky roof: Structural Damage Leaks cause water to pool inside your home, which can eventually lead to rotten wood and mold growth. And when the water makes its way outside your home, the exterior of your house will begin to deteriorate. This is because rainwater and other liquids commonly contain chemicals harmful to building materials and plants. Deteriorated Insulation When rainwater makes its way through the roof above your home, it drips on your home’s interior walls and floors. The liquid contains dangerous chemicals that your home’s insulation can absorb. Pest Infestation Pests can enter your home through small spaces created when water accumulates on your roof and walls. And once they enter, they can create a greater problem than water alone. Insects, like termites, can cause extensive damage to the wood structure of your home and can be extremely expensive or even impossible to repair. Fire Hazard When water accumulates on a roof and is exposed to heat sources (such as light bulbs and vents), it can cause a fire hazard. Additionally, if the roof structure is directly above an area that contains flammable materials, such as stored oils or paints, it can cause a fire.  Slipping Hazard Water is heavier than concrete and will result in the structure of your home settling down. Eventually, this could result in structural issues for your home.  The Bottom Line A leaky roof is a hazardous roof. The risk of significant damage to your home, such as mold growth, structural deterioration, or insect infestation, can be high. And when these problems occur, it can cost you thousands to repair them. So it’s recommended you contact a professional roofing service as soon as you suspect any issues. We’re ready and committed to offering you, our valued client, the best roofing service in the market.

5 Roof-Related Questions to Ask Before Buying a House

Before you purchase your dream home, it pays to ask the seller questions about the condition of the property’s numerous components. Electrical, plumbing and HVAC systems are usually the topics of discussion, but you shouldn’t forget the roof of the home you’re eyeing to buy. The following are some of the roof-related questions to ask: 1. How Old Is the Roof? Knowing the age of a home’s roof lets you predict future problems and prepare for them. A roof can endure 15 to 50 years, depending on the material, installation, and weather. Ask the seller for roof-age verification. The age of the roof can affect a homeowner’s insurance premium and whether an insurer will offer a new policy. 2. What Is the Current Roofing Material? You should also ask the seller what type of roofing material the roof is made of. This is because the materials used to make the roof have a big effect on how long and well it lasts. Asphalt shingles might last for 20 years, but clay tiles and slate can keep out the weather for 50 years or more. Also, the material of the roof may affect how much it costs to fix. 3. When Was the Roof Last Inspected? A roof must undergo thorough inspections at least once or twice a year or after a severe storm. Even if there’s no visible damage, periodic roof inspections are important. Wind and hail damage might limit the roof’s lifespan. Ask the seller when it was last examined and serviced. If it’s been some time, have a roofing specialist evaluate the roof’s condition. 4. Are There Any Known Damages or Repairs to the Roof? A seller must disclose any known house damage or problems to a prospective buyer. By expressly asking about roof problems and repairs, the seller is forced to give such details. To avoid dedicating time and money to a property that may have cost-prohibitive problems, it is best to get any bad news early and consider the cost of potential repairs in discussions. 5. Is the Roof Warranty Still Valid and Transferable? Manufacturers and contractors have different warranty inclusions and exclusions. Roofing warranties are divided into two categories. Product defects are covered by a material or manufacturer guarantee, while installation errors are covered by a workmanship warranty. Ask your seller about the roofing warranties and whether they are transferable. Think twice about buying a new roof if the warranty isn’t transferable. For all your roofing needs, get in touch with Polar Bear Exterior Solutions. Should You Have a Roof Evaluation in the Spring?

Due to the mild and comfortable temperatures of spring, many homeowners choose to tackle home maintenance tasks now. If you are just preparing your spring checklist, make sure to put roof inspection and evaluation among your first priorities. Local roofing contractor Polar Bear Exterior Solutions explains why scheduling a roof evaluation this spring is ideal.

Should I Opt for a Tear-Off and Remove the Old Underlayment?

Roof replacement can become a necessity at a certain point. When that time finally arrives, you may be faced with the question of whether to remove the old underlayment or keep it in place. Generally, a total tear-off — which means replacing the entire roof system — is the best way to go.

How Too Much Moisture Can Damage Your Roof

It is no secret that your roof’s lifelong nemesis is water. Whether it’s a trickle or deluge, water can spell trouble for your roof, especially if there is moss or pine needle build up or if it is nearing the end of its service life. Remember a typical roof is replaced at about 18-22 years of age. But what about too much moisture and humidity? It may not be as pervasive as a rainstorm but too much moisture can surely cause damage to your roof and the rest of your home as surely as rainwater can. A trusted roofing contractor explains how.

Common Roofing Myths

When it comes to roofing maintenance, there are many rumors, hearsay and myths that you should be wary of. Self-maintenance is an admirable sentiment, but not everything you hear about roofs is necessarily true or backed by facts and data. Unless you have actual professional experience on the matter, it is best to take these myths with a grain of salt. What are the most common roofing myths? Expert roofing contractor Polar Bear discusses these myths with you!

Rafters vs. Trusses

Roofs are expected to be built on a sturdy structure to withstand strong weather conditions. In this post, Polar Bear’s window and roof experts will look into the two construction methods in roofing to help you with your next project.

Extending the Life of a Commercial Roof

As every roofer notes, your roofing system is required to be well-maintained to sustain its lifespan. Similar to residential types, your commercial roof must also be taken care of with the help of specific practices. Here are some of them:

3 Tips on How to Budget for a Roof Replacement Project

Replacing your old roof is a major home improvement undertaking, one that can cost a lot of time and money. Given the scale of the project, it is very important to plan well ahead of time to ensure that it goes as smoothly as possible. A huge part of the planning process has to do with setting aside enough funds to minimize the impact on your finances. With that in mind, here are a few budgeting tips from an expert roof and window contractor.

The Importance of Working With a Local Roofer

As a homeowner, you put a lot of trust in your roofing company. You expect them to know everything from roof construction to local building codes to the best solution for your particular problem. Therefore, you must select a roofer that is reliable, honest and trustworthy.

Should I Opt for a Tear-Off of my old roof?

Roof replacement will become a necessity at a certain point. When that time finally arrives, you may be faced with the question of whether to remove the old underlayment or keep it in place. Generally, a total tear-off — which means replacing the entire roof system — is the best way to go. In this post, trusted roofing and siding contractor Polar Bear shares some of the benefits of a complete roof replacement. Why Are Tear-Offs More Often Recommended? For roof replacement projects, roofers are often required to do tear-offs due to building codes or manufacturer warranties. And generally, a tear-off results in a longer-lasting roof, so it is more frequently recommended than reroofing (a method that allows new shingles to be installed over old shingles). Below are some of the benefits of a total tear-off: A tear-off enables your contractor to inspect the roof decking for rot, mold or any damage that would compromise the integrity of your new roof. This gives you the chance to ensure the optimal performance of your new roof. Underlayment is a layer found underneath your shingles. Typically, if your shingles have already aged or started deteriorating, you can expect the underlayment to be in the same condition. That said, a complete tear-off would naturally make more sense. Whether you are replacing Polar Bear roofing or windows, warranty should always be considered. Always review the details of your warranty before doing any work on your roof so as to avoid the risk of your warranty not being covered. Polar Bear is a top-rated roofing and window contractor. We perform jobs to a high standard, so you can rest assured that you will be getting value for your money and the strongest warranty. Call us at (425) 290-5579 or fill out our contact form to request a free estimate. We serve customers in Seattle and the surrounding areas.

Essential Components of Asphalt Shingle Roofs

A roofing system acts as the home’s first line of defense against the elements. This is why your choice of roofing materials can make a huge difference in your sense of security against the elements, which is why it’s important to conduct thorough research before choosing your best roofing product. According to top roofers, one of the most popular roofing materials on the market are asphalt shingle roofs. In this post, your trusted roof replacement contractor, Polar Bear Exterior Solutions, shares the essential components of asphalt shingle roofs. Asphalt Shingles. This component provides the first water-shedding barrier that protects your home from water infiltration. The fiberglass shingle is made with a protective resin that prevents water and moisture from entering your home. These shingles are fire resistant, wind resistant, tear resistant and ready for the toughest elements. Underlayment. Your roofer will tell you that the underlayment serves as a secondary layer in case your asphalt shingles fail. It can be found between the roof and the deck. This synthetic underlayment is both water resistant and tear resistant and will act as a secondary barrier against leaks.  Flashing. Roof flashing is galvanized steel that directs water away from areas of the roof that meet walls or dormers or chimneys or vents. Roof flashing is required to prevent water from getting underneath your shingles.  Venting. A roof that breathes is shown to perform better and last longer. Ridge vents in conjunction with lower intake venting allow good air flow keeping the attic cooler in summer and drier in the winter.  Polar Bear Exterior Solutions is a premier source of home improvement solutions in Seattle. Is It a Good Idea to Get an Entry Door With Sidelights?

When guests and family come over to your home, among the first things that catch their eyes is your front door. Your entry door says a lot about your style and can tie together all the other components of your exterior. One way to make this part of your home more appealing is by adding sidelights.

Natural Elements that Can Harm Your Roofing System

While your roof is designed to withstand the weather’s extremes, it can still deteriorate due to the elements. How well you maintain your roof and the environment it is in have huge impacts on its lifespan. If your contractor fails to install it properly, it’s more likely to experience damage due to the elements.

4 Reasons Why Gutters Overflow

Your gutter system plays an important role in protecting your home against water damage. It catches and redirects rainwater into your downspouts and away from your property. When it doesn’t do its job properly, your home is at risk of roof leaks, damaged siding, and landscaping and foundation issues.
